SPRUCE GROVE -- Spruce Grove experienced a record-breaking second quarter for new development.
This comes as a total of 443 building permits were issued during Q2 2026, representing more than $122 million in construction value. According to the municipality, this marks the highest number of permits and the highest construction value recorded for this time of year in the past decade.
"Growth isn't slowing down, either," reads a statement from the City of Spruce Grove. "Building permits were issued for 359 new dwelling units in the second quarter. It's exciting to see more homes, more investment, and more opportunities taking shape across our community."
In addition to the residential growth, Spruce Grove also continues to post strong commercial and industrial numbers. As of July 1, 2026, the city's retail vacancy rate sat at just 1 per cent, while the industrial vacancy rate stood at 1.4 per cent. The City of Spruce's overall population has now reached 45,081, making it the 11th largest city in the province by population according to the latest statistics.
Spruce Grove's Q2 2026 data also reflects the growth of its on-demand transit system. Since 2022, ridership has steadily increased year-over-year, reaching over 70,000 passenger trips during the course of last year. Halfway through 2026, the city is once again on track to see those numbers eclipsed by the end of the year.
Assessed property values are also on the rise. Since hitting a low point in 2021, assessed values have increased significantly on an annualized basis. This year, real assessment growth was 5 per cent, marking the biggest one-year jump in the last ten years.
