Stony Plain explores next phase of development for Genesis on the Lakes

STONY PLAIN -- The Town of Stony Plain is exploring the next phase of development for the Genesis on the Lakes area. 

At their meeting on Aug. 24, 2026, Council passed an amendment to the town's land use bylaw to facilitate Stages 4B and 4C of the area's future development. This effectively rezoned a section of the northwestern parcel of the neighbourhood from an R6 Residential District to R4 -- Mixed-Form Residential District.

"The revision removes Multi-unit Dwellings Uses as they are not allowed in the R4 District," reads a report filed by Miles Dibble, Manager of Planning and Development. "This ensures the area continues to have the restriction of the original amendment that limits development to detached and semi-detached dwellings."

Dibble says the rationale for this amendment is to allow for the development of individual lots fronting public roads that may include an accessory dwelling unit, but do not require a mix of dwelling types for each lot on a block. He adds that the change would require individual lots to be larger and removes the potential to have the area developed as a comprehensively planned site.

The subject area will have access provided off of Genesis Lake Boulevard and Genesis Lane. It's also noted that existing water, sanitary, and stormwater servicing surrounding the bylaw area are sized to accommodate the proposed development, and that no new off-site infrastructure will be required.
