Leduc paves way for major development north of Bridgeport

LEDUC -- Leduc City Council has approved a new outline plan to pave the way for future development south of 65 Avenue.

The subject area is located north of the city's Bridgeport neighbourhood and has been identified by the municipality as an ideal location for mixed-use development. Leduc staff say the planned area seeks to leverage proximity to the Edmonton International Airport and major transportation routes for employment opportunities, while also providing housing options that are connected to open space amenities and adjacent neighbourhoods.

"The proposed outline plan identifies areas of low, medium, and high-density residential areas, areas for flex business and aero employment, as well as areas for parks, stormwater management facilities, and at a high level, the road network within the neighbourhood," said Sarah Boulos, Senior Planner with the City of Leduc.

Residential development in the area is planned for the southern portion of the area, connecting to the already established Bridgeport neighbourhood, while the flex business and aero employment zones would be located in the central and northern sections to allow for easy connection with the airport. Boulos notes that the park and greenway lands would be included to function as a buffer between low-density residential and more intensive uses, while a stormwater management facility would be located in the northwestern corner directly south of 65 Avenue.

The planned area encompasses a total of 60.42 hectares and is located within the central portion of the 65 Avenue area structure plan. The ASP was originally put together to provide a general planning framework to guide future land use and development within the northern industrial area of the City of Leduc. At the public hearing held on July 6, 2026, several members of the public voiced their opposition to the plans, with concerns relating to noise and insufficient green space. 

***Despite the outline plan's approval, Council voted not to proceed with a separate bylaw which proposed the redistricting of North Bridgeport Phases 1 and 2 to include 14-foot narrow lot housing products.
