Leduc expands housing options in Anderson neighbourhood

LEDUC -- Leduc City Council has approved plans to redistrict a portion of the Anderson neighbourhood to pave the way for medium-density housing options. 

This came as part of Bylaw No. 1251-2026, which received its second and third readings on May 25, 2026. The bylaw rezones the 1.33-hectare parcel located along Deer Valley Drive from "Urban Reserve" to "Mixed-use Neighbourhood" to allow for the future development of townhomes or 1-4 storey apartments.

"The redistricting will facilitate the development of medium-density residential in the Anderson neighbourhood," said Leduc Senior Planner Sarah Boulos. "The proposed redistricting is in alignment with the city's higher-level planning documents, which include the Municipal Development Plan, which identifies this area as residential, and the 65 Avenue Area Structure Plan." 

Boulos says that MUN land use districts are intended to provide an opportunity for more efficient use of land and a more compact urban form, and that the rezoning will allow for the Anderson neighbourhood to continue development and to bring more diverse housing options to the city.

The neighbourhood is located on the west side of the City of Leduc and has been the subject of continued growth in recent years.
