
LEDUC -- The City of Leduc has approved plans to add a new commercial district to the Fraser neighbourhood.
This comes as part of 'Bylaw 1228-2025', which redistricts approximately 3.29 hectares of land to GC – General Commercial land use district. City Planner April Renneberg says this will allow for the second stage of development in the neighbourhood, being a single commercial lot for future development of a business area with a mix of retail and service uses, to serve the community and larger regional area.
"Bylaw 1228, brought forward tonight, is to rezone lands to facilitate future development of the main commercial component of the neighbourhood," said Renneberg during a public hearing on July 7th.
While it's not currently known what type of businesses will fill the new commercial area, some of the 'permitted uses' under the newly approved bylaw include cinemas, eating and drinking establishments, hotels, parking facilities, among others. Listed under the 'discretionary uses' are veterinary clinics, casinos, daycares, bars and pubs, shelter services, and more.
"The exact uses aren't known for this site at this time," said Renneberg. "They'll be reviewed against the list when a future application for a development permit comes in."
The City of Leduc passed its Fraser Area Structure Plan back in April, which lays the groundwork for new residential and commercial development in the area.
