
LEDUC -- The City of Leduc has paved the way for the construction of a new neighbourhood.
The neighbourhood will be located in the northwest portion of the municipality, south of 65th Avenue and west of Grant MacEwan Boulevard. According to City staff, the new neighbourhood -- which has yet to receive a name -- will consist of a variety of zoning types.
"The neighbourhood is planned to be a complete community, with mixed-residential housing options near employment areas, and park space with multi-way connections," said Leduc Senior Planner Jessica Lui. "Low-density residential land uses are proposed along the southern boundary."
According to staff, the proposed zoning for single detached homes, duplexes, and townhomes will transition into medium-density housing forms and greenways, to more business employment (e.g., office, commercial) and industrial areas (e.g., warehouse, logistic, manufacturing facility) in the north half of the lands.
As the lands are located adjacent to 65th Avenue and the Edmonton International Airport, Leduc staff note that the design is intended to capitalize on the economic activity of the airport and transit corridors in the area, while ensuring some buffering of existing and proposed residential land uses is provided. Jessica Lui adds that a large neighbourhood park is also being proposed for the area.
"A central neighbourhood park and a linear greenway running east-west, serve as both a buffer between the residential and employment areas, as well amenity space for residents and employees." said Lui.
The future construction of the new neighbourhood was made possible due to the passing of the City of Leduc's NE33 Outline Plan.
