Meadowview neighbourhood slated for major expansion

LEDUC -- The City of Leduc has approved plans to expand the Meadowview neighbourhood. 

This comes as part of an ongoing effort by City Council to provide enhanced housing options for residents and to facilitate the overall growth of the municipality. At their regular meeting on September 8, 2025, the City adopted a pair of new bylaws in relation to Meadowview Stage 16B. Leduc City Planner April Renneberg provides a scope of the overall planned area.

"The land for redistricting includes part of the southeast quarter section," said Renneberg. "For a total of 54 residential lots in the eastern area of the neighbourhood, south of Meadowview Boulevard."

The first bylaw passed, No. 1234-2025, will rezone approximately 1.337 hectares of land in Meadowview to allow for thirty-two additional residential lots for duplex dwellings. The second bylaw, No. 1235-2025, will create a new Direct Control zone to allow for seventeen additional lots. These lots will feature a new style of narrow townhouses and duplexes, including a mix of 14’ and 18’ building pockets through narrowed lot width. 

Councillor Ryan Pollard spoke in support of the new style of townhomes.

"I'm satisfied with what we have before us here," said Pollard. "This is a good approach -- the Direct Control model for this -- to see how it works out for the time being. We'll see in the future what it's going to look like."

Prior to being adopted by Leduc Council, the plans were first approved by Leduc's Subdivision Authority. According to Leduc administration, the plans are consistent with the City's Municipal Development Plan, and Southeast Leduc Area Structure Plan. They add that a diverse range of housing types will benefit residents of the neighbourhood.
