LEDUC -- Home sales in the City of Leduc have cooled through the first two months of 2026.
This is according to the latest real estate data for the region, which shows that home sales fell by 19 per cent in February when compared to the same month in 2025. Despite this, the average price of a home in Leduc has held steady despite slower sales and an influx of new listings in the area. Christina Reid with Century 21 says the local market continues to evolve.
"Leduc's market is shifting from the very intense sellers' market that we saw in 2024 and early 2025," said Reid. "We're starting to see more inventory hit the market where buyers have more choice, homes are taking a little bit longer to sell, but prices are still holding steady overall."
On a year-to-date basis, 96 homes have sold in Leduc so far in 2026 compared to 112 during the same period in 2025, representing a 14.29 per cent decrease in sales activity. In January, homes averaged a total of 92 days on the market, representing a 73 per cent increase over the same month in 2025. Reid says sellers will need to adjust their strategies with the influx of new local inventory.
"Sellers are going to need to have strong pricing strategies," said Reid. "Especially when it comes to competition with new home builders who will be rebating that GST -- which is a huge discount. They're going to have to price very strategically."
The federal government's new housing rebate allows eligible first-time buyers a GST/HST rebate on new homes up to $1,000,000, providing up to a 100 per cent rebate (maximum $50,000) for agreements signed on or after May 27, 2025.
For the year-to-date numbers, Leduc's average sale price in 2026 sits at $451,000 compared to $438,000 in 2025, representing a 3.10 per cent increase in home values overall. This comes as the average asking price was $515,000. Reid says this indicates that the Leduc real estate market is maintaining healthy long-term appreciation despite short-term fluctuations.
"It's not a downturn, it's more of a normalization after a very competitive couple of years," said Reid. "Ultimately at this point in time, strategy is going to be what matters, and you cannot overprice your house. Homes are still selling, but they have to be priced properly."
Some of the hottest neighbourhoods for home sales in Leduc this year have included West Haven, Blackstone, and Meadowview.
