LEDUC -- The average price of a home in Leduc continues to rise.

According to the latest real estate data for June, the average asking price sat at $471,000 -- which is fifteen per cent higher than the same month last year. Meantime, since the start of 2025, asking prices have risen 5.18 per cent from the previous year. Christina Reid with Century 21 says the increasing prices have primarily been driven by growing demand.

"We're still seeing a strong population growth coming in," said Reid. "With people either moving out of Edmonton looking for a more affordable housing option, or people inter-provincially migrating to Alberta for more affordable homes."

Apartments and condos have also risen in price -- up more than six per cent from last year.

Despite 130 new properties hitting the market in June, she says that housing inventory is still relatively tight. She notes this as another main reason for the increased prices in 2025. There were also 82 sold properties in June, marking a nearly nine per cent decrease from June 2024. Year-to-date sales also dipped by 6.58 per cent, continuing the trend from the past few months.

"Year-to-date, Leduc sales are down 8.5 per cent, but that's actually on par with areas like Fort Saskatchewan, and better than Spruce Grove, which has seen a ten per cent decline in sales," said Reid in conversation with the One.

It's also indicated in the latest data that homes are sitting unsold for longer, which Reid credits to buyers becoming more cautious, and properties becoming slightly overpriced. Despite the slowing of sales in recent months, she says Leduc remains a relatively attractive place for buyers. One of the reasons she notes is the City's close proximity to the QE2 and Edmonton International Airport.

In 2024, the City of Leduc saw the fourth most properties sold out of the entire Edmonton Metropolitan Region, coming in just behind St. Albert, Sherwood Park, and Spruce Grove.
