BEAUMONT -- A decision is expected soon regarding a major commercial development proposed for Coloniale Way.
If approved, two new commercial buildings will be constructed, with one expected to feature a new daycare facility. The development application was first submitted in mid-2025 and would effectively rezone the land from Integrated Neighbourhood to Commercial.
From Nov. 7 to Dec. 5, Beaumont staff received 51 submissions from residents during the public engagement period. Of the submissions, a resounding 39-43 were in opposition to the proposed development. Many of the concerns relate to the scale of the development, access to the site, and adverse impacts to nearby traffic.
According to the City, many respondents stated that the proposed development would worsen congestion and turning movements on Coloniale Way and Rue Bouchard, particularly during school hours and peak commuting times. They add that other respondents noted that the scale of the development is seen as "too much on too small a site".
Another significant concern outlined by the public relates to the proposed on-site parking. Many respondents believe the parking would be insufficient for staff and customers, resulting in spillover in nearby residential areas and near parks. Some also believe that constructing a commercial plaza in this area would undermine the character and feel of the existing area.
Beaumont staff say that based on the feedback received, a review of the proposed development will be completed and a final decision will be issued in early January.
